For sale highland park dallas2/18/2024 ![]() When I looked at buying in 2007, there was exactly 1 listing under $500k and about a dozen under $750k. This is directly tied to #1 above, as these perfectly good (but small & old) homes were the prime victims in the building boom of the 1980s-2000s. "Starter homes" have also fallen in value. There is a 116x150 (.4 acre) lot on the 3500 block of Colgate that is listed for $1.8M.this would have been on the market at over $2M 2 years ago and will probably end up going in the $1.5M range.Ģ. This will only do you good if you intend to build. Lot values on prime UP lot (between Hillcrest & Preston) that measures 70x150 have falled from the $1M range to the $600-700k range. This has caused raw land values on old homes (ie, original homes in both HP & UP) to fall as the land is no longer a hot commodity. Spec builders have almost completely stopped building. It is a GREAT time to buy in the Park Cities for several reasons & if you meet certain criteria->ġ. The superindendent attributed a lot of it to the Park Cities becoming more affordable for families and a small portion due to families who can no longer afford private school (although that affected last year's rising population more than this year's). ![]() Second, there was a front-page article article in the Park Cities People last week about a large influx of students into the HPISD this school year. I don't practice real estate but have 2 family members who are active top-sellers in the Parks Cities and other in-town neighborhoods.įirst to the poster who mentioned HOA fees, there are NONE in the Park Cities as it is not a HOA community (not even "optional, non-mandatory" HOAs like in Greenway Parks or other Dallas neighborhoods). Highland Park homes for sale, perfectly sized and located on peaceful tree-lined streets, are ideal for taking evening strolls with the family. The scenic area, gorgeous Highland Park real estate, and some of the best schools in the state make relocating to this area very popular with home buyers looking to be close to a major city without actually having to live there. The small town charm and friendliness of the residents are also attractive, especially to buyers with children. Another treasure of this charming city is the famous grand pecan tree, over 140 years old and measuring a whopping 75 feet wide and towering 75 feet in the air that is a remarkable sight for residents and visitors alike. This creek, soon to be called Turtle Creek, still offers residents of this fine city dazzling park areas in which to relax and enjoy the views, the peace, and the calming effects of the creek. Following an intense Indian battle in 1837, the Texas Rangers camped along a creek that had an abundance of turtles. The picturesque town of Highland Park, located in Dallas County, is an affluent area between North central Expressway and Dallas North Tollway just 4 short miles to downtown Dallas yet seemingly worlds away from the hustle and bustle of the big city.
